Bungalows at Bang Niang Beach


Since the beginnings of tourism at Bang Niang Beach in 1998 bungalow villages for individual tourists and backpackers were its trade mark.
Most bungalows owned by enterprising Thais were priced from 400 Baht to about 800 Baht, even including daily laundry service. This was an incredibly good value for money, which made Bang Niang Beach famous.
The middle class of bungalows cost around 1200 to 2000 Baht, a few comfort-bungalows up to 2600 Baht. This brought many individual tourists to Bang Niang Beach.


The catastrophic Tsunami of December 2004 changed everything:
Almost all cheap bungalows were not rebuilt, because Thai owners do not get new loans from the banks which still want the old loans back. The land titles are in their safes, so the land can not be sold or even leased out to pay back those old loans -- an unsolvable catch 22-situation for these 10 unlucky and unhappy owners. They clear their land once a year or let nature overgrow it.
[Maybe this could be a "long term help project" for which the German Red Cross supposedly earmarked one third of the Tsunami donations which might still rest in their bank vaults?]
Only some foreigners who had never used bank loans before, received some private help loans from their good friends abroad, in order to rebuild inexpensive bungalows.
Enterprising and enthusiastic families built new middle class bungalows behind the beach road. These are still in a price range of 1200 to 2600 Baht as before.

The beachfront resort owners increased the quality and the rates for their bungalows or sold them altogether to new enterprises to build high class accommodation.

Only the holiday homes of Sita Garden are still in the middle class price range below 3000 Baht.
